The Value of Buying a New Home

We all go through changes in life when it comes to our homes. Whether it is buying that starter home for the first time buyer, or the growing family that needs to have a larger house and in some cases it’s the empty nester that wants to have something smaller with less maintenance and upkeep. Whatever your case may be, the decision of whether to buy a new or re-sale home comes into play.

As a new home builder I can comment on the true benefits of buying a new home. It’s very rare to find a re-sale house that is absolutely perfect and needs no upgrades or improvements. Sure you can say that there is no HST on the sale of a re-sale house, but there are other things that need to be considered. What I mean by this is that you should also figure in the upgrades that will need to be done to the house as well as any improvements that may need to be done in the next few years and add that to the bottom line. Once you do this you can get a true comparison and don’t forget that building a new home entitles you to an HST rebate, which on average would only add about 5% onto the price of a new home after all rebates are applied

With such a “green” movement becoming a standard in today’s new home building industry it’s hard not to want to own one. Think about it, new homes are built today to help homeowners save money. We do this by using Engery Star rated windows and doors, high efficiency furnace and A/C and HRV units to control air quality and not to mention excellent insulation practices. Some homes today are even Energy Star rated and tested, so I guess you can say you really do know what is behind those walls.

Unlike a re-sale home, when you buy a new home you are provided with a New Home Warranty by Tarion for 7 years, so that is a piece of mind for the consumer.
